The neighbourhood of Lands End refers to the very northern tip of the Saanich Peninsula. This North Saanich enclave is home to some of the most breathtaking oceanfront real estate in the Greater Victoria area, much of it tucked below Lands End Road, a long, scenic road that runs horizontally across the neighbourhood and parallel to the shoreline.
Location
The Lands End neighbourhood marks the northern edge of North Saanich, where forested green space meets sparkling ocean. Located at the tip of the Saanich Peninsula, the eastern boundary borders the BC Ferries Swartz Bay terminal, which whisks passengers to and from the mainland and Gulf Islands. On the western side, Lands End meets Deep Cove neighbourhood. Heading south, the charming town of Sidney and the Victoria International Airport are reachable by car in just 10 minutes, while downtown Victoria is just 35 minutes away.
Lands End offers a unique mix of seclusion and convenience—ideal for those who want privacy without sacrificing access to amenities.
Luxury Real Estate
Lands End is well-known for its density of multi-million dollar luxury real estate. Almost all of these impressive properties are on the ocean side of Lands End Road, boasting panoramic views of the Salish Sea and nearby Gulf Islands. Because the road is fairly elevated above sea level, many homes are built on gentle slopes leading toward the waterfront. This often means long, winding driveways that meander through forested terrain before opening up to expansive ocean vistas.
The area’s appeal lies not only in its views but also in its privacy. Most lots are generously sized, and mature trees create a natural buffer between properties—ideal for those seeking a peaceful, retreat-like setting.
Looking at a map, you’ll notice the majority of the Lands End area is bordered by undeveloped green space and parkland. To the west, Kanish Bay Park offers several trail networks and beach access points, including the serene lookout at Moses Point. To the east, Bluebell Park, Sumac Park, and Readings Park are clustered together, with a beach access point at Seabreeze Road. Wildlife is abundant here—bald eagles, seals, and otters are common sights along the shore.
Commercial Activity in Lands End
Lands End is not known for much commercial activity, as the neighbourhood is primarily residential and surrounded by green space. That said, there are a few exceptions.
One standout is Belle Maison Auprès De La Mer, a charming blue-shuttered mansion that operates as a bed & breakfast, with rooms renting for around $300/night. Other vacation rentals, such as Oceanspray Hideaway and Coastal Wishes, also cater to visitors seeking a luxury coastal getaway.
For dining, shopping, or entertainment, residents typically head to nearby Sidney or cross the highway into the Swartz Bay neighbourhood. Proximity to the coastal community of Swartz Bay also makes Lands End ideal for boat owners, with several marinas—North Saanich Marina, Westport Marina, and Van Isle Marina—within just minutes.
Hiking at Horth Hill
The neighbourhood of Lands End is within close proximity to Horth Hill, a 36-hectare regional park that offers a great hiking trail network. Some of the oldest rock on the Island left behind by glaciers over 15,000 years ago, the park is characterized by its rock faces with grooves and shiny surfaces.
Hiking is the main attraction at Horth Hill. From the summit, you’ll be rewarded with stunning views of the surrounding Satellite Channel, Saanich Peninsula, and Gulf Islands. It’s also a nice place for bird watching, enjoying wildflowers, and even horseback riding.
A Neighbourhood Steeped in Natural Beauty
Living in Lands End means waking up to the sound of waves, easy access to forest trails, hidden coves, and calm beaches. The mild coastal climate makes it possible to enjoy boating, kayaking, or outdoor activities year-round. The quiet roads and connection to nature make it a great place to call home. While more understated than some of Victoria’s other luxury enclaves, Lands End rivals areas like Ten Mile Point and Uplands for exclusivity while offering a more relaxed atmosphere.
